Guests have exclusive access to the entire home. Check-in is smooth and well-organised, with clear instructions shared before arrival.
Access may be via secure self check-in or a personal welcome by our local team. As part of Portuguese regulations and our temporary residential leasing process, guests are required to complete identification and rental documentation before arrival.
This is a standard and secure process. Youâll have full privacy, with professional support available whenever needed. ⢠The apartment is located on the 7th floor and is accessed by two lifts.
While lift interruptions are uncommon, occasional maintenance or technical issues may occur in residential buildings. ⢠Private underground parking is included and is conveniently accessible by lift from the apartment. ⢠As part of a private residential condominium, guests have access to shared facilities including the swimming pool and gym. These facilities operate under condominium rules and may occasionally be unavailable due to maintenance or management decisions beyond our control. ⢠This is a peaceful residential community.
We kindly ask all guests to respect neighbours, shared spaces and building rules throughout their stay. ⢠The apartment is located beneath one of Lisbon Airport's flight paths.
Aircraft may occasionally be heard when windows are open; however, the apartment benefits from excellent acoustic insulation, providing a quiet and comfortable indoor environment when windows are closed. Quiet hours: 22:00 to 08:00. Pets: Not allowed.
Smoking: Not allowed.
Events: Not allowed.
Suitable for: children and infants.
Additional rules: Rental Regulations: To comply with Portugal's rental laws, the main guest must sign a simple rental agreement ð, which will be sent before check-in. Access will not be granted without it. Check-In and Check-Out: Check-in is usually after 3:00 PM and till 7:00 PM and check-out is by 11:00 AM. If you arrive outside of the designated time a EUR 50 late check in fee will apply and is subject to availability.
It's important you check before booking, if a late check in can be accommodated as the home does not have self-check in. Likewise if you plan on booking the night before for access the next morning arrivals before 9am will also incur a EUR 50 early check in fee, even though the night before was booked.
Again please check before booking if that can be accommodated.
Therefore, please let me know your arrival and departure details, including flight number, and Iâll be happy to accommodate flexible times where possible. Standard check-in is from 3:00 PM. For same-day bookings, guests acknowledge that preparation may be subject to operational scheduling.
Our cleaning teams manage multiple properties across Lisbon and prioritise confirmed advance reservations, so the home may not always be fully ready by 3:00 PM for last-minute bookings, although we always do our best to prepare it as quickly as possible.
Guests may drop off luggage from 11:30 AM (subject to availability) and are welcome to explore the city while the home is being prepared.
For planning purposes, the later of either the guestâs arrival time or 3:00 PM is used for final preparation scheduling.
The cleaning fee covers full property preparation.
No refund will be given for timing-related adjustments in same-day bookings.
If there are material cleanliness issues, guests must notify us promptly so we can inspect and resolve them during the stay.
Refunds may only be considered where issues are significant and cannot be resolved after being reported. 𧳠Quiet Hours & Noise Considerations: Please respect quiet hours from 10:00 PM - 8:00 AM ð. There may be some street and airplane noise when windows are open.
